The lender will insist the sum insured would be enough to rebuild the property.

Contents insurance is optional as the contents are yours alone and not the concern of lender. However, the cost of replacing all your worldly possessions in the event of a fire or flood, or your valuables or electrical items in the event of a burglary will almost certainly be higher than you think. 1 in 5 houses does not have contents cover.
